What to look for in a roofing company?
Just as it is in all service-oriented businesses, all roofing companies are not created equal. Here are some questions you should ask about the roofing company you plan on hiring.
Roofing repair 101
There are many people who think they know all there is about roof repair. You might even know some of them and they may be giving you advise about your roof repair needs. We believe an educated homeowner is able to make better decisions especially when it comes to roof repair, so take a few moments and let me explain the difference between your roofing repair options.
Roof Repair Option 1: Re-roofing
First you must understand that roof repair contractors are bound by building codes. These codes are used to protect the consumer though sometimes they might appear to the home owner to be more like punishment. The codes cover not only construction, but also alteration and maintenance of structures (i.e. your roof). They may be both state and city specific, but no matter what, you'll know that we will provide you with a roof that meets or exceeds all building codes in your area.
So what does the code say about re-roofing? Generally, there can be no more than two layers of roofing. This is because the weight of the roofing can compromise the integrity of the structure. In other words, your roof and ceiling could fall in on you. If you already have two layers of roofing, we will not be able to re-roof your home. In this case you will have to choose either roof repair or a new roof.
If we can apply a second layer of roofing, be assured when done properly your new roof will look as good, if not better, than the old one, will last as long as a new roof, and be less expensive than a new roof.
Roof Repair Option 2: Partial Roof Repair
After your roof is inspected, you may hear the good news (financially speaking) that you only need a partial roof repair to fix the problem. There may only be a part of your roof that was damaged by a storm or high winds. (Don't you just hate Arizona's dust storms?)
The bad news is that though we can try to match your present roofing material, new materials will not always provide a perfect color match. In that case, it may be apparent to you and your neighbors that you had your roof "patched." If you can live with the cosmetic appearance, then the only downside of a partial roof repair is that if you intend on selling your home before you need a completely new roof, the partial roof repair will hurt your resell value.
Also, if you live in a housing association area, you may find that your HOA covenants prohibit a partial repair of your roof. In that case we would need to do either a total re-roofing or a new roof altogether. And as you might imagine, a new roof may be significantly more extensive.
Roof Repair Option 3: New Roof
Though this is the most expensive of all your options, it also has some upsides. First and foremost, you know you'll have a roof that will last for years and one that carries a warranty.
Second, if you're tired of looking at the color of your old roof, or if you want a different type of shingle to really make your home "pop," this will be the perfect time to make the change. It's amazing how the type of shingle and color can make a home look like... well, not exactly a million bucks, but a lot more valuable than it did before.
There are some people who will tell you that a new roof (meaning tearing off all the old roof, replacing any damaged plywood, and reapplying tar paper and new shingles) will create a mess. They're right it does, but only for a short time.

Flat Roof Repair
Almost half the homes in Arizona have flat roofs and they bring a whole new element into the conversation about roof repair. Many people believe that flat roofs require more maintenance than pitched roofs. In some sense, I guess that's correct. But overall there are several benefits to having a home with a flat roof.
In the lower part of Arizona, snow is not an issue. So having a roof that can support a major snow storm (like a pitched roof) doesn't matter. Because pitched roofs are bigger (square foot wise) than a flat roof, and because roofs can absorb heat and pass it on into the interior of the home, a flat roof is more economical than a pitched roof during the hot Arizona summers. Of course, for most homeowners, they didn't choose the type of roof on their home, they bought it already with a flat roof. So let's discuss the options for flat roof repair.
Flat roof repair option 1: Tar and Gravel
Tar and gravel have been used in flat roof repair for many years. It is sometimes called the "build-up" roof because it is layered with roof felt, bitumen (the black tar like substance), and then covered with gravel. This type or flat roof is the most smelly and messy roof repair possible. However, the cost of it often makes it the best repair option for those on a restricted budget.
Flat roof repair option 2: Torch down roofing
Just as the name implies, this option uses torches in the roofing repair process. First a fiberglass base sheet is laid down on the roof. Then a layer of rolled roofing material that has rubber on the bottom and granules on the top is placed on top of the fiberglass sheet and "melted together" by a torch. This allows the two materials to stick to each other. This option is also less expensive than other methods.
Flat roof repair option 3: Foam roofing
This option, though more expensive than the first two, provides a higher energy efficiency which is attractive because of Arizona's harsh summer heat. Because of this, the majority of flat roof repairs in Phoenix are performed using foam roofing.
The roof is sprayed with a polyurethane foam which provides a waterproof, light, and easy to maintain roof. Since there is no need to remove the existing roof, there is practically no mess. The foam material also protects from ultraviolet rays from the sun and insulation from heat. When combined with proper maintenance and needed re-coating, the roof can last up to 25 years before needing to be replaced.
